This documentation can support future recertification efforts, insurance inquiries, buyer due diligence, lender requirements, and maintenance planning. It also provides proof that the property team addressed the condition responsibly and through the proper channels.
When Licensed Engineering Is Necessary
Not every violation requires an engineer. Minor maintenance items may be resolved through qualified trade work and standard inspection processes. However, engineering oversight becomes especially valuable when the violation affects safety systems, requires design calculations, involves uncertain existing conditions, or needs sealed documents for permit approval.
Common examples include structural distress or repair, electrical service upgrades, panel capacity concerns, fire alarm and fire sprinkler modifications, emergency power systems, HVAC replacements with code implications, accessible-route changes, and repairs connected to milestone or recertification findings.
